Frequently Asked Questions

Q: Why should Clarksburg have an outlet center?

A: The Clarksburg community has voiced the need for more shopping and dining options for many years. Clarksburg Premium Outlets at Cabin Branch will turn the unused, vacant Adventist Health Care property into an inviting, attractive and pedestrian-friendly shopping and dining destination that will be a true, long-term asset to the community. Featuring an exciting new outdoor green amphitheater and beautifully landscaped promenades, the outlet center will be more than a place to find designer clothes and have a family dinner. It will include a place for family and friends to gather and delight in local outdoor concerts and performances.

Q: What makes Clarksburg Premium Outlets at Cabin Branch different from other outlet center proposals?

A: Clarksburg residents and visitors will be able to enjoy this unique shopping experience faster than any other competing proposal. State and local government authorities have already vetted the utility infrastructure, traffic evaluation and environmental impacts of Cabin Branch, key approvals have been granted and infrastructure improvements are already underway. In addition, this outlet center will bring more high-quality stores, a new outdoor green amphitheater and additional tax revenue to the community. This site is located in Cabin Branch, so it won’t have a negative environmental impact on Ten Mile Creek, like other proposals. It also will have its own designated ramp off of I-270, so traffic impact will be minimal.

Q: What steps must be taken for Clarksburg Premium Outlets at Cabin Branch?

A: The Clarksburg Premium Outlets at Cabin Branch development team is working with community leaders, civic associations and Montgomery County leaders to bring this exciting new outlet center to Clarksburg. This public process includes the following steps:

July 5, 2013: Montgomery County Planning Board staff submits Cabin Branch Development Plan Amendment staff report to Planning Board – STAFF RECOMMENDED APPROVAL

July 18, 2013: Development Plan Amendment Public Hearing and vote at the Montgomery County Planning Board – PLANNING BOARD VOTED UNANIMOUSLY TO APPROVE

July 29, 2013: Public Hearing on Development Plan Amendment Office of Zoning and Administrative Hearings

December 9, 2013 : Zoning Hearing Examiner submits recommendation to Montgomery County Council - ZONING HEARING EXAMINER RECOMMENDED APPROVAL

February 4, 2014- Montgomery County Council approves development plan for Clarksburg Premium Outlets at Cabin Branch

Q: What will be the traffic impact?

A: Because the site is located at the I-270/Rt. 121 interchange, this development will help reinvigorate business in the Town Center and Historic District with minimal impact on traffic congestion. It also does not have a direct impact on the Rt. 355 and Stringtown Road intersection. The project includes an investment of $15 million in I-270 interchange and Route 121 improvements currently underway, including the addition of an I-270 ramp with direct access to the outlet center and the straightening and widening of Route 121.

Q: What kinds of stores and restaurants will be in the outlet center?

A: Clarksburg Premium Outlets® at Cabin Branch brings a reputation for the highest level of upscale outlet shopping to Clarksburg. It will also include a mix of family-friendly dining options. Specific stores and restaurants will be announced at future dates.

View other Premium Outlet Centers®

Q: How can you be sure you will fill all of the retail space available?

A: The development team has relationships with the most sought after, high-end tenants so the team can deliver the high quality retailers and operations that Clarksburg and Montgomery County residents expect. In fact, Simon Property Group’s other malls and Premium Outlets are occupied at a very high-level – 95 percent – across the world. In addition, the malls and Premium Outlets are very successful bringing in more than $575 per square foot in sales. Its flagship center, Woodbury Common Premium Outlets®, north of New York City, with average sales in excess of $1,550/foot and annual sales exceeding $1.3 billion, is one of the most productive shopping destinations in the world. The team already has received a significant amount of interest from retailers in this project and is confident it can replicate Simon’s success across the world by producing a thriving outlet center in Clarksburg.

Q: What will be the impact on the Historic District and Town Center?

A: Clarksburg Premium Outlets® at Cabin Branch will bring the highest level of upscale outlet shopping right to Clarksburg. Add in a diverse mix of dining options and the outlet center is sure to energize the area’s retail and dining offerings while complementing existing local shops. As with Simon’s other successful properties such as Leesburg Corner Premium Outlets, Clarksburg Premium Outlets at Cabin Branch will attract regional attention to the area fueling demand for more retail in other parts of the community, such as the Town Center and Historic District. Because the site is located at the I-270/Rt. 121 interchange, this development will help reinvigorate business in the Town Center and Historic District with minimal impact on traffic congestion.

Q: What can I do to make this proposal a reality?

A: We’ve received a tremendous outpouring of support from the community, including hundreds of letters and emails of support to the Planning Board and Zoning Hearing Examiner.  Join our mailing list to stay informed about ways to get involved and help make sure this project continues to move forward.

Tax Benefits of Home Ownership

Tax Benefits For Homeowners

Tax Day is just around the corner!  Do you know how owning a home can benefit you?

We all know the old adage about nothing being certain except death and taxes. However, on a more positive note, you can also be certain of tax benefits if, that is, you are a homeowner.

Purchasing a home can provide valuable tax savings to homebuyers. Mortgage interest, property tax, and other payments associated with financing a home can apply to your tax deductions. They may decrease the amount of income tax you must pay to the federal government.

Another financial advantage to owning a home is that as you begin to pay off your mortgage loan, you build equity in your property. In other words, the value of your home can increase as your total mortgage amount decreases over time.

For those who rent, the tax savings of ownership go to the landlord, not to the tenants. Wouldn't you rather build equity for yourself every month instead of paying someone else and giving away "your" tax savings?

To learn more about how you can deduct many home-related expenses, click on the link below. These tax breaks are available for any abode -- mobile home, single-family residence, town house, condominium or cooperative apartment.  And most homeowners enjoy tax breaks even when they sell their residence, as well.

Irish Soda Bread Recipe

by Cardany Realty Group

Happy St. PAtrick's Day

Looking for something to do on this snowy St. Patrick’s Day? An easy recipe to make for St. Patrick's Day is Irish Soda Bread. If you've never had it before, it's not a bread in the way you might typically think of bread. The texture and consistency is similar to that of a scone. Irish Soda Bread started out with very basic ingredients which poorer households in Ireland had access to. Before cooking, a cross was carved into the top of the dough, believed to ward off the devil and protect the household where it was made. This Irish Soda Bread recipe also has many steps that kids can help with. Delicious with butter and / or jam. Try it and enjoy!

Irish Soda Bread recipe

Prep Time: 15 minutes                 Bake time: 1 hour

Yield: 1 loaf

  • 4 cups of flour
  • 1/3 cup of sugar + 1/2 tablespoon
  • 1 teaspoon baking soda
  • 1 tablespoon baking powder
  • 1/2 teaspoon salt
  • 1/2 cup softened butter
  • 1 cup of butter milk
  • 1 egg
  • 1/4 cup of melted butter (for brushing on top)
  • 1/2 cup of raisins (optional)

  1. Preheat oven to 375 degrees and grease baking sheet.
  2. In a large bowl, combine flour, 1/3 cup of sugar, baking soda, baking powder, salt and softened butter. Mix in the buttermilk and egg until dough starts to form, then fold in raisins. If dough is still crumbly, add a splash of buttermilk until it comes together.
  3. Knead dough on a floured surface. Form into a round loaf.
  4. Brush the top of the loaf with 1/4 cup of melted butter then sprinkle 1/2 tablespoon of sugar on top.
  5. Cut an X into the top of the loaf using a sharp knife.
  6. Bake for 1 hour. Test for doneness by inserting a toothpick into the center and checking to see that it comes out clean. If the loaf is too thick, the center might take longer to bake. Simply place some foil over the top of the loaf and continue baking until done.

10 Essential Spring Cleaning Tips to Organize Your Year

Are you getting organized this spring? Chances are, you haven't made a spring cleaning plan that will set the tone for a productive year.

Check out these ten essential spring cleaning tips, and look for a few bonus ideas at the end:

  1. Welcome-in spring: focus on tasks that create renewal — the way dusting and window washing enhances your fresh air and sunshine indoors
  2. Set the mark high: remember that certain areas of the home — kitchen, bathrooms, kids rooms — require higher sanitary standards than others
  3. Don't forget your workspace: include your home office, desk, and inbox; be sure to spend time filing and recycling letters, catalogs and email
  4. Prepare your tools: store task-specific supplies together in a labeled bucket (e.g. "dusting supplies") making them easier to find next time you need them
  5. Minimize yourself: make decisions to purge your house of rarely used and unnecessary items; create boxes of items to sell and things to donate
  6. Clean your financial house too: this is a great time to sort your tax info, organize your bills, and improve your financial habits
  7. Hire out: certain tasks can be hired out affordably, allowing you to focus time elsewhere; get rates from a local maid service or lawn crew
  8. Begin one new habit: commit yourself to a new healthy activity, like cleaning the refrigerator weekly or buying more green products
  9. Plan forward: use this time to set in stone some daily, weekly, and monthly cleaning routines; write your household cleaning plan and keep it in your planner
  10. Don't create more waste: consider the environmental impact of your cleaning by using reusable towels,

Snow Day!

by Cardany Realty Group

Another Snow Day?

Running out of ideas to keep the kids busy?

Here are some ways to make the most of the day!

  1. Scavenger Hunt: Write 8-12 clues, such as, “Clue #2 can be found in the place where we keep the milk”. Place a paper snowflake or special prize at the end.
  2. Indoor Obstacle Course: Jump 3X on the pillows, Roll over the blanket, go around the chair 3X, gallop to the door and back, etc. For those looking for a competition:  Time it!
  3. Dixie Cup Tower: Get a large pack (300+) of Dixie cups at the grocery store. Make a tower using all of the cups!
  4. Puzzle-Go-Round: Set up 3-4 puzzles around the house.  Every player will rotate to each puzzle and spend 2-5 minutes putting in as many pieces as they can.  See how fast the puzzles can be completed!
  5. Snow Ice Cream:  Fill a large bowl with snow.  Mix 1/2 cup sugar and 1 cup milk (food coloring optional). Mix the milk mixture to the snow and stir until combined. May need to add more sugar and/or milk.
  6. Mail Here!: Write a letter, draw a picture, and/or send a photo to a friend or relative.  Send it to them in the mail!
  7. Have a Beach Party:  Feeling Cold?  Try warming up by spreading out a beach blanket and towels, let the kids put on their bathing suits (and even sunscreen, if desired), and have lunch or dinner “at the beach”!  Positive thinking!
  8. Science Experiments: Have any baking soda and vinegar?  Let the kids make a volcano by placing baking soda in a bottle.  Then pour in the vinegar (red food coloring optional) and watch to see what happens!  Easy clean up if done in the bathtub.
  9. Snow Spray Paint: Fill a spray bottle with water and several drops of food coloring.  Then go outside and turn the snow different colors!
  10. Cool Critters: Tired of snowmen?  Try to make a caterpillar out of snow!
  11. Pin the Smile on The Snowman:  Build a snowman and gather the materials for the nose, eyes, and buttons. Use a blindfold and have kids place items on the snowman.
  12. Target Practice: Make a target for throwing snowballs!
